This page describes exactly what this site records, who it goes to, and how to get it back or have it deleted. It is written to be read, not to be survived — if something here is unclear, email us and ask.

Who operates this site

Sault Home Value is operated by Roedde Systems, Sault Ste. Marie, Ontario. Questions, access requests and deletion requests all go to [email protected].

This site is an advertising and lead-generation tool. It is not the brokerage's website. The Realtor it introduces you to is Mike Rotermann, Sales Representative, CENTURY 21 Choice Realty Inc., Brokerage, 121 Brock Street, Sault Ste. Marie, ON P6A 3B6.

What this site records

Every visit is recorded, whether or not you give any contact details:

the address you enter, and the estimated range produced for it;
every answer you tap, how long each question took, and where you stopped;
your device type and browser, and the approximate area the address falls in;
the ad, link or search that brought you here.

If you ask for the recent comparable sales, the monthly market email, the seller's one-pager, or your report sent to you, we also record the name, phone number and email address you give us, and any note you add about your home.

We do not ask for and do not want financial information, government identifiers, or anything about your household beyond the property itself.

Why, and who it goes to

Your contact details go to one Realtor — Mike Rotermann — and to nobody else. They are never sold, rented, traded, or passed to a lead broker, a call centre, a referral network, or another agent. That is the whole arrangement, and it is the reason this site can promise you a single phone call instead of eleven.

Sessions where you gave no contact details are kept without any way to reach you, and are used only to work out which parts of the tool are confusing and which ads are worth running.

The services that handle it

Cloudflare — hosts this site and runs the code behind it.
Google Sheets — the private spreadsheet each session is written to. Access is limited to Roedde Systems and the Realtor named above.
Resend — delivers the emails this site sends.
Cloudflare Workers AI — writes the plain-English explanation of your range. It receives your answers and the numbers already on your screen. It does not receive your name, phone number or email address.

Some of these services process and store data outside Canada, including in the United States, where it may be accessible to foreign courts and authorities.

The Meta advertising pixel

This site loads the Meta (Facebook) advertising pixel. It tells Meta that a visit, a started estimate, a completed range, or a contact submission happened, so that advertising can be measured and so we stop paying to show ads to people who already used the tool.

Meta is told that these events occurred. It is not sent your name, address, phone number, email address, or your estimate. Meta sets its own cookies and its handling of what it collects is governed by its own policies. Blocking third-party scripts or using a browser that blocks trackers prevents it, and the tool works exactly the same either way.

Email you asked for

We only send you email you asked for: the comparable sales, the seller's one-pager, your own report, or the monthly market email if you ticked that box. Every one of them has a way to stop it, and replying "stop" to any of them works. We do not add you to anything you did not ask for.

How long it is kept

Sessions with no contact details are kept for two years and then deleted. Where you gave contact details, the record is kept while you are in contact with the Realtor and for seven years afterwards, which is the period Ontario real estate record-keeping rules expect. You can ask for it to be deleted sooner.

Your rights

Under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) you can ask what we hold about you, ask for it to be corrected, ask for it to be deleted, and withdraw your consent at any time. Email [email protected] and you will get an answer within 30 days. There is no charge.

If you are not satisfied with how we handle a request, you can complain to the Office of the Privacy Commissioner of Canada at priv.gc.ca.

The estimate itself

The range is produced by a statistical model built on 4,493 arms-length Sault Ste. Marie sales from 2022 to 2026. It is an estimate, it can be wrong, and it is not an appraisal or an offer. See the Terms of Use.
